Ham friendly property

Thought I would post this here.

We are selling our 5 acre lot with cabin and huge garage in the Wet Mountain Valley. It's near the town of Westcliffe, Colorado.

We sit on top of a hill at 9,000'. We do not have a HOA to deal with.


The cabin is one bedroom, bath, main living area, kitchen, bath/laundry/ toilet and a "sun porch" that faces the Wet Mountain Valley and the Sangre de Cristo mountains. We have 360 deg views and nothing in the way to put up antennas and towers, except what building permits the county may require. We have a very healthy well, probably one of the best in the neighborhood. The water heater is a tankless and we have never run out of hot water. Our heating is a combination of propane and electric. The cabin is well insulated and our heating bills in the winter are not outrageous. The main cabin is heated by electric baseboard and the porch has a propane free standing fireplace, with passive solar heating. If you wish to leave for the winter, with a little practice the cabin can be winterized and buttoned up in an hour to an hour and half. We have spent three winters here.


The garage is a 30x30 two car with a small office space in one corner that is my ham shack. We have 200 amp 220 volts running into it. It is insulated and finished on the inside. Plenty of room for whatever one would like to do.


Both structures are pretty much maintenance free, with stucco siding and pro-panel roofing with some cedar that needs to be treated about twice a year. and it can be done in about an hour if you take your time.


We have two RV parking pads, one supplied with 20 amps for storage, we keep ours plugged for the refrigerator and to keep the batteries charged. The second has 50 amp service for guests, plus a tank dump set up.


The towns of Westcliffe and Silvercliffe are right next to each other and offer the basics in shopping. Westcliffe has a supermarket that has perishable and staples for emergencies, major shopping is done in Canon City, Pueblo or Colorado Springs.


The two towns do offer a selection of restaurants, from basic good food to pizza, bar-b-que to Tex-Mex. Westcliffe also has a theater showing the latest in films and even some live theater, and there is a very active bowing facility. During the summer the owner of the Feed Store Restaurant has an amphitheater and puts on free concerts, just bring your chairs, kids, dogs and enjoy an afternoon of music.


We are close to public lands with ample hiking trails and ATV trails. One added bonus we can ride out ATV's on county roads, great for getting the mail (two miles to the mail box), visiting neighbors or just exploring the local area. There is an active ATV club in town.


We do have several hams in the area, somewhere around 25-30 and there are several nets during the week, one ham club in Canon City, Royal Gorge ARC, two in Pueblo, the Pueblo West ARC and the Pueblo Ham Club, and one in Colorado Springs, the Pikes Peak Amateur Radio Club. If you are into ARES we are in Region 5, District 2 "based" in Canon City.

One more important thing, this property comes with free internet. We let DD Wireless install a relay tower and we are compensated with free internet. It's been great!! Also, Centurylong is on the property if you want a landline. We use Verizon and have excellent service, you can see the tower from our front porch. AT&T is spotty at best, but is excellent in town.
