The property is listed with  Carol Bond 970-372-2468.  The HOA is $480 a year.  With million dollar homes, you do have to have approval for architectural changes from the HOA.  I read in the regulations that you can have a dog pen. The property is part of the Arrowhead of Cimmaron Colorado neighborhood which has about 870 lots of a mix of cabins and RV lots.  Here is their community website.  http://www.arrowhead1.org/

I have been looking for something like this in CO but am not familiar with the area, I am familiar with Gunnison/Crested Butte as well as Ouray and that direction.  Is there a town close to this place?  Is there any chance a person could spend a couple nights there this summer to get an idea of the place?  Would be more than willing to pay.

Just wondered as I used to be familiar with that area but it has changed a great deal since we were last there. If they have multi-list they probably both show the property. I was looking for a community website but did find it on Google Earth.

Kirk, here is the community website.  http://www.arrowhead1.org/  They are also on FB.  It is a very active community.  Like living in a small town on a mountain ridge.  Arrowhead has weekly potlucks, weekly card/domino games, every weekend the Lodge has live entertainment, weekly the lodge offers community meals, they have an active snowmobile organization and was talking about an ATV organization, etc.  The active Lodge is definitely a positive change.

docj, no offense taken.  They are by the million dollar cabin owners.  LOL. Camping season is from late May early June till end of October.  They have a 4 foot plus snow pack during the winter and the RV’s could not survive.  Also you need a wood burning fireplace to stay warm.  The cabin owners leave their cars on a grated parking lot and snowmobile to their cabins.  It is a true winter wonderland.  

The lot has what we call a coach house but the HOA calls a shed.  It is an insulated 10 x 20 ft building finished inside with cedar.  The walls are 10 ft tall with a loft.  It could be used as a warming shed for a snowmobiler but cannot be a residence.  So you could use your lot to snowmobile in the winter.  The HOA is a nuisance but if you decided to build a cabin on the lot, you would appreciate them telling you what color paint to use.  

Plenty of RVers to socialize with and only a small percentage of cabin owners think they are super.  After all, most the cabin owners are seasonal too. They leave when the snow starts accumulating too for places like Arizona and Florida.

i guess you can tell that I don’t want to sell this beautiful wilderness paradise but my husband definitely does.  Our heart doctor does not want us living at 9,600 feet.  So we are selling and allowing someone else the experience.  You can rent a lot and experience it for yourself.

We've visited Arrowhead and rented a cabin for a month a couple years ago.  Lots of atv trails in the area.  Beautiful area and great summer climate.  Very near the Black Canyon.

A couple of observations from our month there, you are about halfway between Gunnison and Montrose for shopping, restaurants, gas, etc.  No shopping until you get to either.  The way it is set up with the circular lots and plenty of green space between neighbors works well.  We looked at lots for our motorhome but because the road up to Arrowhead is gravel it is not drivable by heavy vehicles during the winter.  During the summer season it is fine and well maintained.  We also looked at buying a cabin there for year-round use but decided we wanted to keep traveling.

We loved the month we spent there.  Good luck with the sale.

Folivier, yes it takes an hour to get to the 35 miles to Montrose or Gunnison because of the time required to get off the mountain.  You can also go to Lake City through a very scenic mountain road.  We limited our trips to Montose to once a week.  We would shop and get hair done.  Our coach house has a refrigerator and a 4 x 20 foot pantry.  We usually jeeped the many Jeep trails with small stores nearby two or more times a week.  Arrowhead is very unique experience.  You enter the road off the highway through the edge of a Canyon, travel up a large (two way) gravel road with a stream that feeds the River,  dodge fox and beaver looking out for deer, once on top up 2000 feet you can stop for a drink at the beautiful mountain lodge before going to your lot.
