Beautiful RV lot for sale in the sunniest city in the World!

Recommended Posts

Located in the Foothills just east of Yuma Arizona.

Leave the cold behind and come to Yuma for some of the warmest and sunniest weather in the western US during the winter months. This is one of the nicest premium over sized RV lots for rent in the newest phase of the Yuma Foothills. Most lots are 65' X 120'. This lot is 65' X 180' and backs to the largest wash. This lot is right on the wash. This means you have no immediate neighbors on two sides. It has a spectacular view of the wash and the Gila Mountains only 2 miles to the east. The open desert and two golf courses are just two blocks away. If you like off - roading or ATVing, you can drive right into the open desert and also onto the Barry Goldwater Range (thousands of acres of back country). Great location. . .. . .only 20 minutes to Yuma and major shopping. Four Walmart Super Stores and a Sam's Club. Algadones, Mexico is 30 minute away (dental care and drugs for @ .25 cents on the dollar) . Site has 3-50 amp electrical services (all three have their own separate meter) , sewer and water. Lot is graveled and completely surrounded by a 3' high brick wall. Lot includes an 8' X 10' storage shed. You can use this lot for RVs, cababa's or homes or any combination. There is now a beautiful high end cabana on the lot to the west. All utilities are underground. The Foothills is one of the nicest RV areas in the United States..

Address is 14623 E 48th Drive, Yuma, AZ 85367 Price is $95K. I paid about $134,000 for this lot and shed and utility redo about 7 years ago.

Star Dreamer, I'm not speaking for Phil. We bought an RV lot in December 2015, last year at this time. We had looked at it in spring of 2015 before leaving for the summer. Sort of put it on the back burner until we got back in the fall of 2015. We checked on it again in late November 2015 and it dropped $2000.00 from before. Private sale and was Canadian owned. Many of the properties in the Foothills are Canadian owned and with the Canadian dollar being what it is at this time, many owners are selling and taking the US dollars. Maybe some properties have dropped considerably but I really haven't noticed much drop unless they were overpriced to start with and many are. Some owners haven't been here for years, don't know the current market. Also being this is mostly a senior crowd out this way properties roll over quite frequently, some kids have inherited a property and have no idea what they even have. When we called numbers listed on the "For Sale" signs sometimes you couldn't believe the answers or lack of knowledge about what they were trying to sell. When dealing with real estate agents on these properties it is more or less "game on". You better be doing your homework. This just the way we see the situation.
