The home is located in Bass Lake Christian Retirement Community and about 20 miles to the west of Tyler, Smith Co., TX. The home is located on the northwest corner of the community and is inside of a large, engineered steel building. It contains an enclosed, full hookup RV site next to a 900 square foot, one bedroom apartment. At the rear if the port is a workshop that was woodworking with movable bench and storage cabinets. The house has central air/heat pump system and also propane, vented heat and a propane water heater. Large side by side refrigerator, glass top stove, bathroom with stacked washer/dryer, and many custom built storage cabinets. Builder was a cabinet maker and the home shows it. Annual dues to the community are $700 and include water, sewer, streets, trash collection, and maintenance of all public areas. There is a large community center where dinners, social gatherings, and regular exercise programs take place. Management is by a 6 member board of directors, elected by the membership. The one which the picture was taken through is 14" high and 20' wide but the one at the back is only 10' wide and 12' tall. Of course, rear one opens on to the patio area and the lawn and there is no street back there at all, just access to the the lawn, a common area of our park followed by the neighbor's hay meadow. The part from the street back to the shop entry is located is about 25' wide. There is no door on the street opening of the RV port, which faces to the south. The RV bay is 46' long on the inside (47' outside) and the door is 20' wide with the inside the opening width of 23' 6" back to the shop area. The shop extends into the bay by 6', leaving the RV port 17' wide from there back. The narrower part of the RV bay is then 15' long so the front 30' of RV bay is 23'6" wide and the last 15' of length is only 17'6" wide. The shop inside is 15' by 16' with the interior extending some 10' into the house but there is no access door from the house. The shop also has large double doors on the side wall to allow the use of the area next to the rear overhead door to be used when needed as a part of the shop. The original owner had a cabinet maker's table saw set up inside of those doors and the doors were put there to allow for cutting of a full sheet of plywood. Do tow vehicles need to be inside or can they be left outside? I guess my best answer to this is "yes?" As shown in the picture, the previous owner had two vehicles and there is room that often both were parked on the ramp from the street, which has about 30' of apron between the street and the 20' opening. With the trailer that is shown in the first picture parked all of the way to the rear they could bet both the truck and the van inside, but seldom did so except if hail was expected. The property extends to the right side of the building for another 16' or so and the original owner had been planning to put up a carport there to park one vehicle, leaving the area around the front door as a porch area, as most of us do, but he never got the cover put up. The current owner/seller was a widow and had only one vehicle. If you are asking if there is some requirement that all vehicles be parked off of the street, the answer to that is now. Our streets are actually fairly narrow on the paved part, but there is common property of about 12' wide on each side of all streets as provision was made for much wider streets and that is in grass in front of most homes but parking there is fine. You are allowed to treat that area between the front property line and the paved street as your own, you just can't build anything permanent on it. Since the homes are restricted to two people, there are only two residents here who own more than two automobiles and one of those has the area in front of his entire house paved and parks all three there, the other keeps an old truck he uses occasionally in the storage yard that the community had for folks to park extra belongings like boats, utility trailers, and in one case a pickup. At the time we moved in next door, the owner of this property had an RV much like yours. He usually parked the big truck on his side yard next to my house, or in an empty RV port of someone who was traveling. Star Dreamer Posted February 22, 2016 Report Share Posted February 22, 2016 Kirk, tentative plans would put us in Texas in June passing thru on the Hot Rod power tour which comes up from Austin and stops near the Southside of Dallas for an evening and then continues North to Oklahoma the next day. Looks like best time would be on our way to Dallas or after we have parked for the evening as it looks to be about 1-2 hour drive from there. We are in no rush at this time but are in research mode for the future upcoming retirement D-day. We would love to stop by and check the area out and have added it to our map for stops on that trip. There was a grass strip adjacent to where we are back in the 80's when the first developer attempted to develop an air-park community but that company went bankrupt and the Bass Lake Ranch developer bought the property from the lender. There is no airstrip anywhere close to us since we moved here. The map is oriented north up and the pictures are of the home in the northwest corner. There are some other properties for sale but not part of this ad. If you want to send me a PM, I'll be happy to share additional information with you.
