Between Carlsbad and Artesia, NM.  Will try to figure out how to add pics.  You can go The Ranch Web site and see picture.  It's an old pic - have requested they update pic.  Storage bldg has been completely rebuilt and painted.

The ranch dosn't allow washes or dryers in out buildings.  Underground electrical conduct is in place;  need to pull wiring thru and install electrical panel.

All I have heard about the ranch are negatives: Flooding, multiple assessments, many lots for sale, etc, etc. You have lived there and know the truth. Now is your chance to correct the record, please respond.

It has flooded once and will not happen again;  a dike was built to prevent this from ever happening again.

Park is in process of upgrading all electrical.

Many good people live in this park and everyone is very friendly.

Assessments are fair and required to maintain the park.

Hope this helps!  Wife and I just decided lot doesn't work into our plans.

Is this the sale of a deeded lot in the park, or the purchase of a share in the co-op that gives you the right to use the lot? 

Most SKP co-ops require the membership share to be returned to the co-op when you want to leave, the co-op then sells the membership to the next person on the Waiting List and reimburses you from the proceeds.  

Does The Ranch use a different model, or has their Waiting List evaporated?

So if there is not a waiting list at the Ranch, why would anyone be interested into buying into this Co-Op Park. Sounds like everyone leaving for some reason. Might be nice to know what the reason might be.

His lot #37 is not on the list of available lots for sale. I would assume that means it has sold since the last post was 1 year and 3 months ago.

Captain Happy, here's a LINK to lot pictures and a LINK to available lots and prices. I believe there are 15 lots currently for sale and we've sold several this year. I know three individuals that are currently looking at lots. Yes, we've had at least four individuals put their lots up for sale this year, but it was due to health or death. I see that you've posted in the "RV Lots The Original SKP Ranch" thread. If you haven't had the opportunity to read the whole thread, it will provide lots of information about lots and infrastructure of The Ranch. If you have any questions feel free to PM me.
