Full lot is 60 ft. wide and 70 feet deep. Half lot is 30 ft. wide and 70 feet deep. The lots are side-by-side and face west. There is 50 amp electric, city water and community sewer. There is access to well water for landscaping and vehicle washing. The lots are level and have two nice trees on the half lot.
This is an RV based community where permanent homes are allowed, but restricted in size. Park models are also allowed. There are 65 private lots with paved street, public areas, and all utilities owned by the community. It is organized under the Texas condominium laws with lot owner control.
Annual fees are currently $500 per year and include water, sewer, garbage and street maintenance. Through 2012 there is a $150 annual assesment for paving the streets. The community has organized activities as well as access to a recreation hall. It is located approximately 3 miles from I-20 and on a paved county road. Two golf courses are nearby, access to a small fishing lake, horseshoe pits and shuffleboard. There are full medical facilities in Tyler, less than 20 miles away.
Most lot owners are Escapees, but it is not required.
