If you find a place that has no political forces to deal with, please share that location with all of us! About the only way that I know of to avoid that is to become a hermit in some remote area and the problem with that for most of us in our later years is the lack of medical and other support needs. There was a time that I believed that I would never own property again, but like so many things that I stated as a fact, life changed and circumstances caused my plans to be changed also. One of the best things about this lifestyle is the wide range of options that we have. Every option has both good and bad factors and each person needs to find the right option for them. When I was the wizened old age of seven I realized that the only way I could be completely comfortable in my surroundings was to become a hermit. I am still working on that and getting closer all the time. The only thing that the years in between have done is to clarify my motivations. What my point was is that some are better than others and I prefer to travel on when in the not so good parks. Doing so, we have found many nice parks that we enjoy and like visitng them all. There's no movement. lasttruck Posted August 4, 2015 Report Share Posted August 4, 2015 Just an update. When I checked a few days ago, there were 4 lots available for lease/membership and about 43 on the wait list. Maintenance fees this year are $1991 or about $166 per month. A good chunk of that goes towards the contingency/replacement fund. Septic systems that needed replacement have been replaced with systems exceeding current standards (scrutinized by the county health department). One system that is getting close to needing replacement will be replaced next month. Utilities and long range planning have been very pro-active lately. Financially, the park is in very good shape. The new reservation system has had all of the lease lots in the rental pool filled the entire summer along with the day/week rental sites. Even the dry camp area has seen a lot of activity. Volunteerism is up in the park and it is looking really nice. The landscape, lot management, lawn and utilities committees have been working well with each other in getting things done. We are proud to call Evergreen Coho our home base. The last one went yesterday morning, early. The office said that there were about 60 on the waiting list then. I am also told by seasoned Evergreen citizens that usually a few spots free up right after COHO days (8/1 thru 8/8). The meeting was, in my opinion, much more professional that I had been led to expect. Though somewhat plodding, progress did happen and things were kept moving. It wrapped up mid afternoon and people left smiling. That is a good sign of the times. Just FYI. I think they said that 7 of these have been reworked and are fine but they don't allow powdered detergent use, however. The past couple of years of increased fees has built a reserve for handling the rest of the sewer replacements, as needed and the fees were just lowered a bit in July. This park is a 25 year old infrastructure so septic is not the only item of age. Electric is on the edge, too, both in terms of capacity and design. The original park design was only for 30 amp services. Water comes from a community well a few hundred yards from the park but so far, that has worked well and has good pressure and volume. There is no cable TV system nor Internet service so you have what you bring with you. A plan is slowly progressing to bring Centurylink FIber to the park but that will likely only be distributed through the several APs already in place. At present, all Internet comes from three 5mbps DSL lines that independently service the Office, Clubhouse and the limited Wifi network. They are not cooperatively linked together and access is not being given to new park leaseholders until the fiber gets in place. I am told that is about a 6 week to 2 month process once they actually start the physical work on it. It is available just over on HIway 19, about 3 blocks to the east of the park but there seems to be some indefinite holdup in the project start date. Hope this helps.
